Construction, maintenance and general contracting

A project that stays organised from survey to handover

We build, finish, maintain and restore — to a written scope and an agreed programme, supervised through to the day you get the keys.

About us

Contracting that starts with a scope, not a price

Istiqlal New Construction, Maintenance and General Contracting builds residential, commercial and administrative projects, and covers the whole cycle: construction and finishes, maintenance and restoration, and project management and delivery.

Most disputes between an owner and a contractor start with an item nobody wrote down. So every project opens with a survey that puts the limits of the work, the materials and the programme in writing, before either side commits money.

Five documented stages

Services

Six lines of work, each with a stated boundary

Every service is defined by what it covers and what it does not. That is what makes a quote comparable, and what keeps open-ended items out of it.

Construction and structural works

Excavation, foundations, reinforced concrete frame and blockwork, for new projects or extensions to an existing building.

  • Excavation and foundations
  • Reinforced concrete
  • Blockwork and partitions

Interior and exterior finishes

From plaster and floors through to paint and facades, against material specifications agreed before the item starts.

  • Plaster and flooring
  • Paint and facades
  • Gypsum and joinery

General and scheduled maintenance

Maintenance contracts for residential, commercial and hotel buildings, on scheduled visits with a report after each one.

  • Scheduled preventive visits
  • Emergency callouts
  • Report after every visit

Restoration and rehabilitation

Work on existing buildings: strengthening structural elements, treating damp and cracking, and refinishing.

  • Initial structural survey
  • Damp and crack treatment
  • Full rehabilitation

Project management and delivery

Supervising a project other contractors are building: tracking the programme, checking valuations, and holding quality on site.

  • Programme tracking
  • Valuation review
  • Site supervision

Property development and investment

Studying and developing property opportunities, within the legal scope confirmed for each case.

  • Initial feasibility
  • Development management
  • Supplier and material coordination

How we work

Five stages, each closing on a document

A stage does not close on a conversation. It closes on something the owner receives and signs, which is what makes the programme accountable.

Survey and scope

A site visit, measurement of what is already there, and a decision about what is in the work and what is out of it.

  • Survey report
  • Written scope of work

Study and pricing

Quantities, material specifications and a programme, priced item by item rather than as a single lump figure.

  • Bill of quantities
  • Itemised quote
  • Programme

Structural works

Excavation, foundations, frame and blockwork, supervised on site and photographed item by item before anything is covered.

  • Periodic progress report
  • Photographic record

Finishes and installations

Finishing to the approved specification, with a sample signed off by the owner before anything is ordered in bulk.

  • Approved samples
  • Item inspection record

Handover and warranty

A handover walk where defects are listed, then closed out, then the project is handed over on a record with an agreed warranty period.

  • Closed snag list
  • Handover record
  • Warranty certificate

Quality and commitment

Quality is decided before the pour, not after it

Build quality is settled by the choice of materials and the accuracy of the temporary works — the formwork and falsework — not by inspecting the job once it is done. What gets covered in concrete cannot be corrected later for less than it would have cost to do right the first time.

So every item is photographed before it is covered, material samples are approved by the owner before bulk delivery, and anything non-conforming goes into the progress report rather than being settled verbally on site.

Programme

The programme is a contract item with stages and dates, not a verbal estimate. Any delay is reported with its cause and its length.

Materials

Specification and source are named in the quote. Any substitution needs the owner’s written approval before it is ordered.

Site supervision

One supervisor accountable for the site, and one point of contact for the owner instead of chasing several trades.

Site safety

Excavation edges and openings protected, personal protective equipment, and controlled plant movement inside the site.
